16,000 sq ft development space split over four floors with open-plan commercial office space, passenger lifts, reception area, welfare facilities, consisting of showers, changing rooms, lockers and secure bike storage within the basement.
An initial feasibility report was carried out to review possibilities for retaining existing plant and provide options for future development. The Client intended to undertake a major refurbishment of the building in order to facilitate more modern offices, capable of subdivision on a floor by floor basis and/or split floors. The two main limiting factors to determine the maximum occupancy of the space were fresh air ventilation rate and heating and cooling capacity. Our initial condition survey and investigations showed that the existing services were operational but very dated and reaching life expectancy. Consequently, it was agreed that the building would undertake a full Cat A refurbishment.
The Client was extremely keen to ensure a sleek and coordinated installation was provided, this is evident in the finish, allowing the property to demand one of the highest yields for Bristol City Centre.
All installations were replaced with new high energy efficiency alternatives in-line with the energy efficiency strategy for the building. This included one of the first hybrid R32 refrigerant installations in the UK and LED lighting with automatic controls with daylight compensation.
The project was extremely difficult with limited servicing routes and Conservation restrictions on external/roof plant.
